Monmouthshire County Council’s planning committee has approved planning applications for the construction of 269 homes (68 affordable housing including 7 bungalows) and a care home ­at Crick Road. Monmouthshire County Council and Melin have worked in partnership to deliver this ambitious project to this stage.

This approval is the first step towards building a site that will be a sustainable place for people to live and work in and improves the well-being of communities, both within the site and beyond to the communities of Portskewett and Caldicot.

Key elements include:

  • Beautiful homes – excellent design and quality construction will be central to this new development.
  • Dementia friendly environment – the 32 bed care home is based on the creation of a dementia friendly environment featuring individual ‘houses’, centred in a beautifully designed dementia-friendly courtyard garden. This is further integrated in the distinctiveness, familiarity and legibility of a high quality residential space that is connected so everyone in the community can benefit.
  • Green Infrastructure – green spaces are featured throughout, incorporating a community growing area, retention of protected habitats with opportunities for outdoor play. There are walks interspersed with benches, play areas, and walking routes beyond the site. 
  • Pedestrian footways – link the site so people can walk safely to the existing residential area to the south and the schools and amenities in Portskewett. A new footpath has been included alongside the B4245 to link with Caldicot and the employment areas to the west.
  • Road layout – has been further improved to ensure safe and convenient movement across the site for everyone in the community. Where possible, within each development area the roads will have a design speed of 20 mph or less, providing streets that can be safely shared by pedestrians, cyclists and cars.
