Monmouthshire County Council’s letting service offers landlords in the area a friendly, experienced and professional deal. Monmouthshire Lettings Service (MLS) – part of the council’s housing team – has ten years of property management experience and provides a free no fee service, inclusive tenancy support services and comprehensive checks on all potential tenants. MLS also offers for free, quarterly property inspections, a non-emergency repairs service, out of hours emergency call out and guaranteed rental payments. In addition, for a limited period, landlords are offered a ‘golden welcome’ cash payment of up to £1,200.
The council has a statutory duty to help prevent homelessness of local households and, in particular, limit the use of B&B accommodation which is both financially costly, and often socially unacceptable to the homeless household. The role of the private rented sector (PRS) in providing affordable renting options is crucial for discharging our statutory homeless duties and providing accommodation to those who may struggle to access housing association accommodation or lack the ability to buy.
However, the PRS within Monmouthshire is small and expensive and out of reach as a housing option for the vast majority of households who present as homeless. To address the issue Monmouthshire has been successful in applying for Welsh Government funding that will assist in engaging and incentivising landlords to work more closely with the council. The council is able to offer them a ‘golden welcome’ in return for the use of their properties.
The council anticipates that the ‘golden welcome’ together with further cash incentives for landlords willing to offer longer periods of settled accommodation will increase the number of properties available for households who struggle to find accommodation in their home communities.
