Proposed Rural Housing Allocations - Consultation
Monmouthshire County Council is in the process of preparing its Local Development Plan (LDP) which will guide development and the use of land within the County over the period to 2021.
The Proposed Rural Housing Allocations Report is intended to form the basis for an additional informal consultation to assist us in moving forward from the LDP Preferred Strategy to the Deposit LDP where formal housing allocations will be made. The LDP strategy proposes allocating some housing in the rural secondary settlements of Usk, Raglan and Penperlleni and some housing on sites for up to 15 dwellings in the Main Villages, primarily to meet local need for affordable housing.
The starting point for the site identification process in the settlements has been the candidate sites submitted by landowners and developers for consideration in the LDP. These give a good indication of potential land supply. In some potential Main Villages no land has come forward through this process. The candidate sites, in any event, do not necessarily represent the best options for development and officers have carried out their own search for potential sites. The sites with the prefix 'PV' are those identified by officers and have not been put forward by landowners. As not all landowners are known the availability of some of these sites has not been confirmed.
Candidate Site Assessments have been undertaken for all sites in the rural secondary settlements and the Main Villages with a number of supporting studies informing these assessments.
