Is Planning Permission Required?

If you wish to find out whether planning permission is needed for works or a change of use you propose to carry out you can apply to the Council for a Certificate of Proposed lawful Use or Development – you can use this form.  As well as the form you will need to submit plans of any works you propose.  There is a fee for the application – one half of the fee you would pay for the type of development – our fees charges are available here.

There can be a lot of information required for assessing whether permission is required for a house extension, garage or other domestic building.  The "Do I need planning permission" help guide will provide you with all the information that you require.

Unfortunately we cannot give advice informally in a meeting or over the telephone because of the complexity of the legislation and the nature of information that is needed.

There are several places you can obtain guidance

Planning Portal – includes calculator for working out volume and guidance on the planning process. (See useful links, top right).

Welsh Assembly householder Planning Guidance.
