images How We Consult and Publicise Planning Applications.

When we receive a planning application we consult with various bodies and inform neighbours. We also advertise some applications in the South Wales Argus on Thursday nights.

A weekly list of all applications is published on our website.

  • Consult town and community councils
  • Other statutory or appropriate bodies such as Environment Agency and the Highways Section within the council
  • Notify neighbours by letter
  • Display site and press notices where appropriate.

In all cases we will give 21 days for response.

Applications and plans will be available for inspection at County Hall, the One Stop Shop for the area or Usk Area Office

Planning staff are available at County Hall to deal with enquiries during normal office hours:
8:45 am - 5:00 pm  Monday to Friday.

A planning officer will also be available at the Planning surgeries held fortnightly in the Council's One Stop Shops at the following times:

Bryn-y-cwm, Abergavenny Thursday 2 - 4 pm.
Central Monmouthshire Monmouth Tuesday 2 - 4 pm
Lower Wye, Chepstow Tuesday 10:30 am - 12:30 pm
Severnside, Caldicot Thursday 2 - 4 pm

Although appointments are not essential we suggest that it is preferable make an appointment to ensure you meet the appropriate officer.

If you make representations we will:

  • Acknowledge your letter or e mail within 5 working days
  • Take your representations into account
  • Inform you of our decision within 10 working days

Even if you have not been formally consulted you may make representations on planning applications. We will also receive representations after the date given for making them if the application has not been determined.

We welcome any comments, whether in support of an application or objecting to it, however we do ask that you submit them in writing - by letter or e mail. The Council can only take into account planning considerations. These include matters like the effect on traffic or parking, the appearance of the proposal, overlooking or disturbance, loss of light or privacy, impact on the local environment and whether the proposed use is suitable. We cannot take into account matters such as loss of property value, private disputes between neighbours, matters covered by leases or covenants and competition between firms.

IMPORTANT INFORMATION ON MAKING REPRESENTATIONS

Fees and Charges:
We do not charge a fee for inspecting planning files whether current or determind. We make the following charges for information.

  • Decision Notice - FREE
  • Photocopying:
    up to 9 copies - FREE
    10 or more - 10p per sheet
  • A0, A1 and A2 plans - £5 per sheet
  • Site History - £30 per hour (or part hour)

There is a separate scale of charges for planning application fees.
